What the service covers
The scope sits in the schedule of work, and the schedule is attached to the contract.
- Floors vacuumed and mopped, entrance and barrier matting on every visit
- Contact surfaces: door handles, light switches, rails, lift panels
- Clear desk surfaces, shelves and window sills; papers are never moved
- Washrooms: WCs, urinals, basins, taps, mirrors, partitions
- Kitchenettes: sink, worktop, unit fronts, the area around the coffee machine
- Bins emptied, liners changed, waste separated as you specify
- Quarterly items: radiators, skirtings, heights above 1.60 metres
Not included: washing up, plants, tidying, full-area glass and unusual soiling after building work. That goes into the schedule just as plainly, and it settles most day-to-day arguments before they start.

Maintenance or deep cleaning
Maintenance cleaning holds a condition. Deep cleaning restores it.
Maintenance lifts soil off the floor's protective coating. Deep cleaning strips that coating along with the soil worked into it, then builds it up again. It falls due every one to three years depending on loading.
Together they keep the floor. Skip the deep clean and the soil embeds itself, so the covering visibly ages. Order one and leave the ongoing frequency too thin, and three months later the building looks the way it did before.
At the site visit we tell you which of the two your property needs — even when that is the smaller job.

How often should a building be cleaned?
By room type rather than uniformly: washrooms and entrances daily, offices two to three times a week, archives monthly. The table above gives starting values for every common room type.
Use, soil ingress and where the room sits decide it. Between November and March the demand on entrances and circulation areas rises noticeably, and we build that into the frequency rather than invoicing for it afterwards.
How does this differ from deep cleaning?
Maintenance cleaning holds a condition, deep cleaning restores it. One removes soil from the protective coating, the other removes the coating itself and rebuilds it.
Neither replaces the other. Deep cleaning falls due every one to three years depending on loading and appears as its own item in the quote.
Do you clean during or outside working hours?
Usually outside them: early before the working day or in the evening afterwards. You set the time window, we keep to it and depart from it only by arrangement.
Daytime cleaning is available and makes sense where a building has visitors, because washrooms can then be checked during the day. Across Ulm and Neu-Ulm we run fixed rounds, and the weekdays are named in the contract.
What happens if something is not right?
You tell the supervisor and we put it right within 24 hours, usually the same day on working days. The matter goes into the site logbook.
That makes it visible whether it is a one-off or a pattern. When reports cluster in the same place we change the frequency instead of stretching the work.
