What it covers
One treatment includes:
- Clearing the area, masking skirtings and door frames
- Applying the stripper and giving it contact time
- Stripping with a single-disc machine and the right pad
- Picking the loosened layer up with a wet vacuum, never mopping it
- Neutralising and rinsing clear
- Building two to three coats of protection
- Grout, profiles and cubicles in washrooms by hand

Deep clean or maintenance clean
Maintenance cleaning takes the day's soiling off the surface. It needs that surface to be smooth and closed. The coating is what makes it so. Once the film has worn through, dirt sits in micro-scratches. No mop reaches it there, and the floor stays grey however often it is cleaned.
A deep clean works a level below. It removes the film together with the dirt and rebuilds the protection. The two are separate services, and we quote them on separate lines. Nor is it the same as post-construction cleaning, which works on a surface that is new but site-soiled.

How does it differ from maintenance cleaning?
Maintenance cleaning removes soiling from the surface; deep cleaning removes the surface itself and rebuilds it. One runs on a fixed schedule, the other is a single treatment every one to three years. Neither replaces the other.
How often does a floor need it?
Every two to three years in offices, annually in entrances, corridors and washrooms. Condition decides, not the calendar. If the floor stays dull despite daily cleaning, or traffic lanes show, the coating has worn through. At the site visit we also say when it is not yet due.
How long is the area out of use?
Walkable after about two hours, fully serviceable after 24 to 48 hours. Carpet dries in 4 to 12 hours after spray extraction, depending on ventilation. Where the building stays in use we work in sections and close off only the part that is curing.
