Caretaking in Ulm and Neu-Ulm with one named contact
A property does not need many suppliers. It needs one that knows it. We walk the building on an agreed rhythm, fix the small things on the spot and report everything else with a photograph. Every round is logged. What a licensed trade has to do, we say up front.

What it covers
We build the scope from six areas:
- Inspection round on a fixed route: stairwell, basement, plant rooms, car park, bin store, grounds
- Minor repairs: lamps, door closers, cylinders, silicone joints, traps, seals, ironmongery, name plates
- Waste management: bins out and back, bin store kept clean, wrong disposals and bulky waste reported
- Grounds: sweeping, leaves, mowing, beds and shrubs, green waste taken away
- Meters and plant: readings taken, plant rooms checked visually, service dates tracked
- Trade coordination: fault recorded, quotes obtained, access arranged, the work checked
Every property gets a property file: route, scope, keys, meters and contacts. We place orders in your name only, and only up to an agreed value. Anything above that is your decision.

Winter service sits outside the packages. A duty of care transfers to us there, and that belongs in a contract of its own.
Where a minor repair ends
The most important line in a caretaking contract is what we do not do. Ours states it in the schedule.
Always a licensed trade:
- fixed electrical installation, boards, cabling, sockets
- gas pipework and gas appliances
- alterations to the drinking-water installation
- boiler, burner, heat pump
- lifts, extinguishers, fire-protection systems
- certified servicing of smoke alarms
- anything at height: roof, façade, guttering
We change lamps, set timers, check smoke alarms visually and report faults. We do not work on a distribution board. Anything in between is settled before the contract, not on site. Cleaning of the communal areas is covered by stairwell cleaning.
Frequently asked questions
How often does the caretaker come?
The property decides. A block of twelve flats usually needs a round every two weeks; an estate with an underground car park is normally weekly. We propose the rhythm after the site visit and adjust it after the first few months.
What still counts as a minor repair?
Anything that does not open up a sealed technical system: lamps, door closers, cylinders, silicone joints, traps, seals, handrails, ironmongery, letterboxes. As soon as electrics, gas, drinking water, heating, lifts, fire protection or work at height are involved, we bring in a licensed trade. We record the fault and escort the work.
Do you also handle winter service?
Yes, under a separate contract. With winter service the clearing and gritting duty transfers to us, and that calls for its own areas, times and records. Order both and we coordinate the visits, while you still have one contact.
Which places do you cover?
Ulm and Neu-Ulm, plus Burlafingen, Pfuhl, Elchingen, Nersingen, Senden, Weißenhorn and Illertissen. Properties at that distance fit into a fixed round, which is what keeps the times reliable. On working days we come back to you within two hours.
