One contract, one supervisor
The work rarely sits in the cleaning but in administering it. Five providers per property means five contracts, five invoices a month, five sets of keys. At every seam sits the question of who clears the path.
With us there is one contract, one set of keys and one supervisor who knows the building, answers defect reports and walks the property with you after four weeks. The bundle is not compulsory: stairwell cleaning, winter service, caretaking and window cleaning are available singly.

Frequencies are indicative; households, floor covering and the lift decide. Whether a line can be passed on depends on the tenancy agreement and resolutions.
One invoice per property
Service-charge statements are produced per economic unit. An invoice covering fourteen properties has to be split by hand, the most common source of error in the chain.
So we bill each property on its own, even with twenty under one contract. Every invoice carries:
- property number, your designation and the address
- the service period and each line with its frequency
- the split between recoverable and non-recoverable costs
We invoice monthly, by the fifth working day of the next month. An annual summary per property follows at year end.
Frequently asked questions
What does stairwell cleaning cost per flat per month?
Billed as a flat rate per residential unit per month. Four things set the figure: frequency, floors per entrance, floor covering and whether there is a lift.
The binding figure follows the free site visit, as a fixed price.
Can cleaning costs be passed on to residents?
Yes, recurring building cleaning is recoverable, as are grounds maintenance, street cleaning and part of caretaking. Repairs and maintenance are not.
For caretaking we separate inspection rounds from minor repairs. The tenancy agreement and the owners' resolutions govern.
Do I get a separate invoice for each property?
Yes. Even under one framework contract we bill each property separately, by the fifth working day of the following month.

Who is liable if somebody slips on ice?
You can transfer the duty of care to us by contract; selection and supervision stay with owner and manager. What decides a dispute is documentation.
We log every call-out with date, time, area and material. The time windows follow the local bylaw — Neu-Ulm's differs from Ulm's.
Who do residents contact with a complaint?
You — and you contact the supervisor who knows the property. We reply within two hours on working days, around the clock for emergencies on +49 15678 319413.
